The history of ligers dates Essay Example for Free

The history of ligers dates Essay The history of ligers dates to at least the early 19th century in India. In 1798, Étienne Geoffroy Saint-Hilaire (1772–1844) made a colour plate of the offspring of a lion and a tiger. In 1825, G. B. Whittaker made an engraving of liger cubs born in 1824.[3] The parents and their three liger offspring are also depicted with their trainer in a 19th-century painting in the naà ¯ve style. Two liger cubs born in 1837 were exhibited to King William IV and to his successor Queen Victoria. On 14 December 1900 and on 31 May 1901, Carl Hagenbeck wrote to zoologist James Cossar Ewart with details and photographs of ligers born at the Hagenbecks Tierpark in Hamburg in 1897. In Animal Life and the World of Nature (1902–1903), A.H. Bryden described Hagenbecks lion-tiger hybrids: It has remained for one of the most enterprising collectors and naturalists of our time, Mr. Carl Hagenbeck, not only to breed, but to bring successfully to a healthy maturity, specimens of this rare alliance between those two great and formidable felidae, the lion and tiger. The illustrations will indicate sufficiently how fortunate Mr. Hagenbeck has been in his efforts to produce these hybrids. The oldest and biggest of the animals shown is a hybrid born on the 11th May, 1897. This fine beast, now more than five years old, equals and even excels in his proportions a well-grown lion, measuring as he does from nose tip to tail 10 ft 2 inches in length, and standing only three inches less than 4 ft at the shoulder. A good big lion will weigh about 400 lb [] the hybrid in question, weighing as it does no less than 467 lb, is certainly the superior of the most well-grown lions, whether wild-bred or born in a menagerie. This animal shows faint striping and mottling, and, in its characteristics, exhibits strong traces of both its parents. It has a somewhat lion-like head, and the tail is more like that of a lion than of a tiger. On the other hand, it has no trace of mane. It is a huge and very powerful beast.[4] In 1935, four ligers from two litters were reared in the Zoological Gardens of Bloemfontein, South Africa. Three of them, a male and two females, were still living in 1953. The male weighed 340 kg (750 lb) and stood a foot and a half (45 cm) taller than a full grown male lion at the shoulder. Although ligers are more commonly found than tigons today, in At Home In The Zoo (1961), Gerald Iles wrote For the record I must say that I have never seen a liger, a hybrid obtained by crossing a lion with a tigress. They seem to be even rarer than tigons. Size and growth The liger is often believed to represent the largest known cat in the world.[1] Males reach a total length of 3 to 3.5 m,[6][7] meaning they are the size of large Siberian tiger males.[8] Imprinted genes may be a factor contributing to huge liger size.[9] These are genes that may or may not be expressed on the parent they are inherited from, and that occasionally play a role in issues of hybrid growth. For example, in some dog breed crosses, genes that are expressed only when maternally-inherited cause the young to grow larger than is typical for either parent breed. This growth is not seen in the paternal breeds, as such genes are normally counteracted by genes inherited from the female of the appropriate breed.[10] Other big cat hybrids can reach similar sizes; the litigon, a rare hybrid of a male lion and a female tiglon, is roughly the same size as the liger, with a male named Cubanacan (at the Alipore Zoo in India) reaching 363 kg (800 lb).[11] The extreme rarity of these second-generation hybrids may make it difficult to ascertain whether they are larger or smaller, on average, than the liger. It is wrongly believed that ligers continue to grow throughout their lives due to hormonal issues.[citation needed] It may be that they simply grow far more during their growing years and take longer to reach their full adult size. Further growth in shoulder height and body length is not seen in ligers over 6 years old, same as both lions and tigers. Male ligers also have the same levels of testosterone on average as an adult male lion, yet areazoospermic in accordance with Haldanes rule. In addition, female ligers may also attain great size, weighing approximately 320 kg (705 lb) and reaching 3.05 m (10 ft) long on average, and are often fertile. In contrast, pumapards (hybrids between pumas and leopards) tend to exhibit dwarfism. Hercules and Sinbad[ Jungle Island, an interactive animal theme park in Miami, is home to a liger named Hercules, the largest non-obese liger, who is recognised by the Guinness Book of World Records as the largest living cat on Earth, weighing over 410 kg (904 lb).[12] Hercules was featured on the Today Show, Good Morning America, Anderson Cooper 360, Inside Edition and in a Maxim article in 2005, when he was only three years old and already weighed 408.25 kg (900 lb). Hercules is healthy and is expected to live a long life. The cats breeding is said to have been a complete accident. Sinbad, another liger, was shown on the National Geographic Channel. Sinbad was reportedly similar in weight to Hercules. Longevity[Shasta, a ligress (female liger) was born at the Hogle Zoo in Salt Lake City on 14 May 1948 and died in 1972 at age 24.[citation needed] Valley of the Kings animal sanctuary in Wisconsin had a male liger named Nook who weighed around 550 kg (1,213 lb), and died in 2007, at 21 years old. Hobbs, a male liger at the Sierra Safari Zoo in Reno, Nevada, lived to almost 15 years of age before succumbing to liver failure and weighed in at 410 kilograms (900 lb). Fertility The fertility of hybrid big cat females is well documented across a number of different hybrids. This is in accordance with Haldanes rule: in hybrids of animals whose sex is determined by sex chromosomes, if one sex is absent, rare or sterile, it is the heterogametic sex (the one with two different sex chromosomes e.g. X and Y). According to Wild Cats of the World (1975) by C. A. W. Guggisberg, ligers and tigons were long thought to be sterile: in 1943, a fifteen-year-old hybrid between a lion and an Island tiger was successfully mated with a lion at the Munich Hellabrunn Zoo. The female cub, though of delicate health, was raised to adulthood.[13] In September 2012, the Russian Novosibirsk Zoo announced the birth of a liliger, which is the offspring of a liger mother and a lion father. The cub was named Kiara. Appearance Colour plate of the offspring of a lion and tiger, Étienne Geoffroy Saint-Hilaire Ligers have a tiger-like striped pattern that is very faint upon a lionesque tawny background. In addition they may inherit rosettes from the lion parent (lion cubs are rosetted and some adults retain faint markings). These markings may be black, dark brown or sandy. The background colour may be correspondingly tawny, sandy or golden. In common with tigers, their underparts are pale. The actual pattern and colour depends on which subspecies the parents were and on how the genes interact in the offspring. White tigers have been crossed with lions to produce white (actually pale golden) ligers. In theory, white tigers could be crossed with white lions to produce white, very pale or even stripeless ligers. There are no black ligers. Very few melanistic tigers have ever been recorded, most being due to excessive markings (pseudo-melanism or abundism) rather than true melanism; no reports of black lions have ever been substantiated. As blue or Maltese Tigers probably no longer exist, grey or blue ligers are exceedingly improbable. It is not impossible for a liger to be white, but it is very rare Ligers in the wild: It is unlikely a mating of this type would ever occur in the wild, for a number of reasons. Firstly, lion and tiger habitats do not meet, though youll often hear claims that they overlap in one area of the world, this being the Gir National Park and Lion Sanctuary in Bangladesh. The truth is tigers are not found within 100 miles of Gir Forest. Within the sanctuary itself is the only lion subspecies found outside of Africa. This is the very rare Asiatic lion (only a few hundred remain and they face extinction). The lion rules in Gir Forest and no tigers are found there. Tigers are not found in Africa, and are restricted to Asia. Though it is conceivable that a tiger may cross into lion territory, both species are so rare that it is highly unlikely the two would ever meet. On top of this, the Gir Forest is surrounded by farming and agriculture. The lions within the sanctuary are effectively captive in the wild and tigers do not like to cross large stretches of open ground. What would happen if the two species did meet? The very solitary tiger would be little inclined to join in with the more social pride of lions. Apart from periods of mating, tigers even go out of their way to avoid their own species. The Tigon is a hybrid cross between a male Tiger and a female Lion WHY ARE LIGERS SO MUCH BIGGER THAN TIGONS? The large size of the liger and small size of the tigon is due to genomic imprinting the unequal expression of genes depending on parent of origin i.e. whether certain growth genes are inherited from the male or the female. This is linked to the species lifestyle and breeding strategy whether the female mates with only one male while in heat (non-competitive) or whether she mates with many males (competitive). This results in growth dysplasia. The following explanation is greatly simplified as a number of other genes are contributed unequally by the male and female parents and also affect the general health and longevity of the offspring. Lions live in prides led by several adult males. The lionesses mate with each of those males. Each male wants his offspring to be the ones to survive, but the females genes want multiple offspring to survive. The fathers genes promote size of the offspring to ensure that his offspring out-compete any other offspring in the womb at the same time. Genes from the female inhibit growth to ensure that as many offspring as possible survive and that they all have an equal chance. By contrast, tigers are largely solitary and a female on heat normally only mates with one male. There is no competition for space in the womb so the male tigers genes do not need to promote larger offspring. There is therefore no need for the female to compensate, so the offsprings growth goes uninhibited. When a male lion mates with a tigress, his genes promote large offspring because lions are adapted to a competitive breeding strategy. The tigress does not inhibit the growth because she is adapted to a non-competitive strategy. Therefore the offspring (liger) grows larger and stronger than either parent because the effects do not cancel each other out. Ligers take several years to reach full adult size, but it is a myth that ligers never stop growing. When a male tiger mates with a lioness, his genes are not promoting large growth of the offspring because he is adapted to a non-competitive breeding strategy. However, the lioness is adapted to a competitive strategy and her genes inhibit the growth of the offspring. This uneven match means that the offspring (tigons) are often smaller and less robust than either parent. Growth dysplasia has other effects: the size of the placenta may be affected (causing miscarriage), the embryo may be aborted at an early stage due to abnormal growth, the cub may be stillborn or may only survive a few days. In some rodents, mating Species A males with Species B females produces offspring half normal size, but mating Species B males with Species A females cause the offspring to be aborted as they try to grow to several times the normal size. Because of the impossibility of a gene being inherited from only females, there is a competing hypothesis. This hypothesis (allthough not tested) is that the Lions sperm is damaged somehow during fertilization and that a growth inhibiting gene is typically destroyed. It is impossible for a gene carried on a chromosomes to be passed along only from the mother. The reason for this is there are no chromosomes that only a female can have. Female Tigons and Female Ligers both possess a tiger X chromosme and a lion X chromosome, yet only the female Ligers will grow large, this means something must happen to either alter the genes or that the cause of the growth dysplasia lies at least partially outside of the genes. Another possible hypothesis is that the growth dysplasia results from the interaction between lion genes and tiger womb enviroment. The tiger produces a hormone that sets the fetal Liger on a pattern of growth that does not end throughout his life. The hormonal hypothesis is that the cause of the male Ligers growth is his sterility essentially, the male liger remains in the pre-pubertal growth phase. This is not upheld by behavioural evidence despite being sterile, many male ligers become sexually mature and mate with females. In addition, female ligers also attain great size but are fertile.

Education and Its Affects Around the World Essay Example for Free

Education and Its Affects Around the World Essay Education is something that affects all of us as a whole gender, race, and poverty plays a role in education. As a citizen of the United States of America it is important for us to appreciate a good education that some of us take for granite. Gender is crucial in how people view education in the text:† Philippine Women’s College corrects gender miseducation†. Professors and education enthusiast are breaking down the barriers and bias that is associated with gender. Text books in the Philippines show women playing the â€Å"stay at home† role and the father portraying the â€Å" bread winner† role this a form a of bias. Scholars at the Miriam College are working to correct this matter by teaching all female students about stereotypes relating to gender. Students often are shown at a young age to approach matters in a biased free manner, through this approach both male and female can share duties in the household that were once delegated to one based on gender. Trained teachers are able to spot the gender difference and compensate with materials that are fair for all. Miriam College and its faculty also discuss sexual harassment and a list of other things as well. What was happening in the†Women’s Movement â€Å"and what was being taught in the classroom were two totally different things. In 1986 Corazon Aquino became the first female president of the Philippines this was in stark contrast of what was being taught. As far as equality for women the Philippines are ranked ninth in the world, with that being said advocates of gender feel that it is best suited to teach and educate when the students are young. Patricia Licuanan president of Miriam College implemented in 2001 gender courses to the curriculum that focuses on equality and quality education for women. Also in 2001 several colleges in the Philippines have shown interest in providing studies for women as well. Due to the work that has been taken place in the Philippines young women are questioning and taking up professions that were once generally associated with men. In the text â€Å"Lost Generation Fears as boys reject education† Professor Reynolds of Plymouth University states that: â€Å"the gender gap is a worldwide phenomenon, not just in the UK or a Welsh one†. Research has shown that boys are neglecting school, while girls are less likely to drop out of school after 16. A survey showed more girls than boys seek a higher education. Studies also show that vocational programs also play a role in why boys choose not to seek college versus girls. Boys are also not performing on the same level as girls this factor leads to fewer boys in college. Poverty is a component to lack of education as well in the article:† Escaping Poverty is possible when there are local opportunities for people with initiative†. This article shows the stereotypes that are associated with poverty 60,000 people that spread over 15 countries worldwide were surveyed; there are a lot of hurdles we must overcome for this to work. People are likely to fall into poverty the study will take preventive measures to ensure people will not make these mistakes. The stereotypes that haunt poverty stricken places is that people are lazy, shiftless, and have no ambition this is not the case. In fact these people surveyed accept responsibility for there actions, and want to better themselves. All of us need local opportunities and social networks to ensure that this will not happen on a global front, even if someone works hard to get there selves out of poverty with out help from the community and economic woes this process will be pains taking to say the least. Education is factor when combating poverty, we as Americans need to take advantage of our educational system though it may not be the best we are still a free country and should utilize any and every opportunity we have. Race also plays a vital role in education the text:† Officials try to improve black males’ academic performance: The achievement† Ginger Littleton has been a teacher in Northern California for more that twenty years. She has been stumped by the numbers of black males that scored drastically lower than other races in test of achievement. A look at last years test results from grades 1-10 math scores and FCAT were sorted by race. The results showed that 89 percent of white third graders were a the appropriate level, while Hispanics represented 66 percent, and blacks 69 percent but only one out of that percentile was a male. 59 percent of Anglos, compared to 33 percent of Hispanics were at the appropriate level. African Americans represent only 30 percent. This trend increased more by there sophomore year, Caucasians represent 38 percent, Hispanics 32 percent, and 13 percent of African Americans sustained this level of reading. By this point many African Americans have stopped going to school by then. The FCAT test of reading shows that only 1 percent of males were reading at the 10th grade level, white males scored 7 percent on the same level. African American males results were 0 percent, white males were 8 to 7 percent at levels 4 and 5 of reading. A study was conducted in 2004-2005† Focus on Blacks† by The National Education Association labeled the poor standings as â€Å"the achievement gap† and a national crisis. The study showed that African American 17 year old students performed in comparison to 13 year old whites in science. In the math part of the study blacks scored 61 percent below the standards, versus 20 percent of whites in the 4th grade. The results show that African Americans face challenges before they start school. Some of the findings show that it is less father figures and mentors in the African American community, lack of after school programs, and cohesiveness in the family all plays roles in the significant decline in education in the black community. There is a saying† it takes a village to raise a child† the African American community needs to rebuild it village from the foundation up to eliminate this disparity that runs rampant among so many. As you can have just read there are several factors in ones education it may be a gender problem, a socioeconomic problem, or ones ethnicity may all play a role in the type of education we receive as well as our chances of making it in today’s society. We still live in one of the greatest countries in the world in the end it is up to us to utilize what avenues are available and make the most out of it.

Overview of india real estate

Overview of india real estate India Real Estate is the second largest industry next only to agriculture in terms of the contribution it makes to the gross domestic product (GDP) and the employment generation. Moreover, its share of contribution to the countrys GDP is expected to increase only in the years to come. The GDP contribution of this sector at current prices is approx. 6.5% or Rs.1, 37,000 crores i.e., over 30 billion US dollars. Similarly the commercial property market has compounded annual growth rate of over 30% during the last 5 years across major cities in India along with a phenomenal increase in demand for office space. To be more precise, the next five years will see a rise of six percent from its present share of five percent contributed towards the GDP.   The size in terms of total economic value of real estate development activity of the Indian real estate market is currently US$40-45bn (5-6% of GDP) of which residential forms the major chunk with 90-95% of the market, commercial segment is distant second with 4-5% of the market and organized retail with 1% of the market. Over next five years, Indian real estate market is expected to grow at a CAGR of 20%, driven by 18-19% growth in residential real estate, 55-60% in retail real estate, and 20-22% in commercial real estate. According to a report, India is one among the four countries (the other three being Brazil, Russia and China) that are likely to achieve a much faster growth rate in the domain of property development and housing construction activities as compared to the UK and US real estate markets. The BRIC report, as it is called, has also projected a higher real estate investment over a period of the next five years. The forecast for the year 2010 has put a significant portion of the Foreign Direct Investment (FDI) towards investment in the Indian real estate market.   With around 1.1 billion people, India is the second most populous country after China and it is expected to overtake it by 2030. Its economic transformation over the past decade has pushed up real GDP growth to an average of 6 per cent per annum since1992. India is emerging as an important business location, particularly in the services sector. Its favourable demographics and strong economic growth make the country an attractive place for property investors, given that demand for property is determined chiefly by business development and demographic trends. Historically, the real estate sector in India was unorganised and characterized by various factors that impeded organised dealing, such as the absence of a centralized title registry providing title guarantee, lack of uniformity in local laws and their application, no availability of bank financing, high interest rates and transfer taxes, and the lack of transparency in transaction values. In recent years however, the real estate sector in India has exhibited a trend towards greater organisation and transparency, accompanied by various regulatory reforms. These reforms include: à ¢Ã¢â€š ¬Ã‚ ¢ Government of India support to the repeal of the Urban Land Ceiling Act, with nine state governments having already repealed the Act; à ¢Ã¢â€š ¬Ã‚ ¢ Modifications in the Rent Control Act to provide greater protection to homeowners wishing to rent out their properties; à ¢Ã¢â€š ¬Ã‚ ¢ Rationalization of property taxes in a number of states; and à ¢Ã¢â€š ¬Ã‚ ¢ The proposed computerization of land records The trend towards greater organisation and transparency has contributed to the development of reliable indicators of value and the organised investment in the real estate sector by domestic and international financial institutions, and has also resulted in the greater availability of financing for real estate developers. Regulatory changes permitting foreign investment are expected to further increase investment in the Indian real estate sector. The nature of demand is also changing, with heightened consumer expectations that are influenced by higher disposable incomes, increased globalization and the introduction of new real estate products and services. Demand Drivers These trends have benefited from the substantial recent growth in the Indian economy, which has stimulated demand for land and developed real estate across the real estate industry. Demand for residential, commercial and retail real estate is rising throughout India, accompanied by increased demand for hotel accommodation and improved infrastructure. Additionally, the tax and other benefits applicable to Seas are expected to result in a new source of real estate demand. The real estate industry is one of the fastest growing industries in our economy, with a Compound Annual Growth Rate of approximately 30%.(Ernst and Young) A US$ 16 billion industry at present, it is expected to touch US$ 60 billion in the next five years. (Ernst and Young) The sustainability of growth in the real estate industry has its roots in strong demand fundamentals: a. Rapid expansion of the IT/ ITES and business outsourcing industry (including knowledge process outsourcing and clinical testing outsourcing); b. Rising demand in the residential sector, encouraged by rapidly increasing income levels; c. Acceptance of shopping malls as one stop destinations for consumers; and d. Growing popularity of Special Economic Zones as preferred destinations for both manufacturing and service industries. Source: CMIE Industry Reports There is an estimated requirement of 80 million housing units over the next Fifteen years and 200 million sq. ft. of office space over the next five years. With a view to catalyzing the investment required to plug the aforementioned Supply deficits, the Government, has allowed FDI up to 100% under the automatic route in specified real estate development projects, including but not restricted to townships, built-up infrastructure and construction development projects. The investment is permitted subject to compliance with the following guidelines specified in Press Note 2 (2005): Minimum area to be developed under each project would be as under: i. In case of development of serviced housing plots, a minimum land area of 10 hectares. ii. In case of construction-development projects, a minimum built-up area of 50 ,000 sq.mts. iii. In case of a combination project, anyone of the above two conditions would suffice. The investment would further be subject to the following conditions: i. Minimum capitalization of US$ 10 million for wholly owned subsidiaries and US$ 5 million for joint ventures with Indian partners. The funds would have to be brought in within six months of commencement of business of the Company. ii. Original investment cannot be repatriated before a period of three years from completion of minimum capitalization. However, the investor may be permitted to exit earlier with prior approval of the Government through the FIPS. c. At least 50% of the project must be developed within a period of five years from the date of obtaining all statutory clearances. The investor would not be permitted to sell undeveloped plots. Source: Department of Industrial Policy Promotion Press Note 2 (2005) In December 2007, SEBI, the domestic stock market regulator, issued draft regulations clearing the way for introduction of Real Estate Investment Trusts (REITs) in India. This move is also expected to favourably serve the booming property market, by serving as an alternative source for meeting the capital needs of the sector, particularly for builders who otherwise work with internal accruals and high-cost borrowings. Dewan P.N. Chopra Consultants Private Limited Initial Public Offerings have become another popular theme as a means of raising requisite capital in the real estate industry. This has resulted in the creation of a robust marketplace where retail investors can participate in the growth story while also offering ability for promoters and investors to project forward into yet another exit strategy. As a result of the aforementioned stimuli, this industry has been receiving increasing focus from the private equity sector, with PE investments in this industry as a percentage of total PE investments soaring from 14% in 2005-06 to over 32% in 2006-07. (KPMG) It is estimated that more than US$ 5 billion in foreign funds was invested in projects sponsored by rapidly growing developers in 2007. The significant development potential of the real estate industry, coupled with favourable FDI regulations and increasing focus from the private equity sector, has created substantial investment opportunities for real estate companies. As at December 2007, total outstanding investment in 1,885 real estate development projects was US$ 195 billion. (CMIE Industry Reports) As this rapidly growing industry matures into a stable and sustainable economic sector, three key trends, which are likely to shape its future, are emerging: a. Increased focus on execution risks; b. Increased investments in mixed-use development projects with a view to extracting maximum synergic benefits; and c. Syndication among real estate developers on execution of big-ticket development projects, i.e. shift from competition to partnership. Advantage India Why Invest In Indian Real Estate? Flying high on the wings of booming real estate, property in India has become a dream for every potential investor looking forward to dig profits. All are eyeing Indian property market for a wide variety of reasons: Its ever growing economy which is on a continuous rise with 8.1 percent increase witnessed in the last financial year. The boom in economy increases purchasing power of its people and creates demand for real estate sector. India is going to produce an estimated 2 million new graduates from various Indian universities during this year, creating demand for 100 million square feet of office and industrial space. Presence of a large number of Fortune 500 and other reputed companies will attract more companies to initiate their operational bases in India thus creating more demand for corporate space. Real estate investments in India  yield huge dividends. 70 percent of foreign investors in India are making profits and another 12 percent are breaking even. Apart from IT, ITES and Business Process Outsourcing (BPO) India has shown its expertise in sectors like auto-components, chemicals, apparels, pharmaceuticals and jewellery where it can match the best in the world. These positive attributes of India is definitely going to attract more foreign investors in the near future. The relaxed FDI rules implemented by India last year has invited more foreign investors and real estate in India is seemingly the most lucrative ground at present. The revised investor friendly policies allowed foreigners to own property, and dropped the minimum size for housing estates built with foreign capital to 25 acres (10 hectares) from 100 acres (40 hectares). With this sudden change in investment policies, the overseas firms can now put up commercial buildings as long as the projects surpass 50,000 square meters (538,200 square feet) of floor space. Indian real estate sector is on boom and this is the right time to invest in property in India to reap the highest rewards. The strong fundamentals of the Indian economy are having a favourable impact on all asset classes of Indian real estate viz. housing, commercial office space and retail and hospitality. In recent years, the growth has spread out to tier-II and III cities as well. High growth in services as well as manufacturing sector has resulted in high demand for commercial and industrial real estate. Further the economic growth has trickled down to the large Indian middle class increasing affordability and affluence. Improving living standards are driving the demand for better quality housing and urban infrastructure. In fact, housing in India is today moving from being viewed as a purely basic need to an aspiration purchase. Though high interest rates coupled with soaring property prices have temporarily impacted affordability of home buyers the demand-supply mismatch and low home loans to GDP ratio in India (a meagre 5 per cent as against more than 50 per cent in US, UK and Germany) are expect ed to fuel demand for housing in the medium long run. The growth of the sector has been complemented by favourable policy changes like liberalisation of Foreign Direct Investment (FDI) guidelines and significant increase in investment on physical infrastructure. The recent times have also witnessed an evolution of the sector towards greater institutionalisation and corporatisation. With the entry of global players, inflow of foreign capital, evolution of capital markets, geographical diversification and introduction of reforms, the sector has undergone some significant structural changes. Even critical concern areas like transparency in the sector is also improving significantly. The trend is expected to continue in the coming years. Advantage India key points The Indian real estate industry is expected to reach a size of US$ 180 billion by 2020. High growth in the services sector -telecom, financial services, IT ITeS, etc. Growing penetration of mortgage finance into the urban housing finance market. There is a growing demand for affordable housing and high rate of urbanisation. The real estate sector in India is on a rapid growth trajectory. Over a short span of time, the industry has evolved from a highly fragmented and unorganised market into a semi-organised market, with a large number of listed companies. The Indian Government and private developers, realising the growing demand for affordable housing, are strongly focussing on affordable housing. The Government of India has well-drafted regulations for the Indian real estate sector. Market Overview-

Fossil Discoveries in Kansas :: Exploratory Essays Research Papers

Fossil Discoveries in Kansas Did you know, in the state of Oklahoma it is against the law to either hunt or catch whales? Sounds sort of ridiculous when you think logically about it, but according to paleontologists it isn’t that far fetched. Over 65 million years ago Kansas, including the whole Midwest Region of North America from the Arctic Circle to the Gulf of Mexico, was covered by the Sea. Due to the continental uplifts of the mountain ranges in North America during the Pangaea stage, the once shallow sea of Kansas became shut off from the sea-water flow and dried out to what we know it as today. The biome of Kansas over the last 65 million years has become extremely dry and flat, which would account for a once shallow inland sea. For example; Salt Lake City was once in the mist of a glacier that filled the inside â€Å"hole† of the City, causing the surface of it to be extremely flat excluding the surrounding mountains. Recently in an article from Elasmo.com, recognition for Mike Everhart’s discoveries has been noticed. Paleontologists and Archeologists in Western Kansas â€Å"have been finding sources of some of the best Cretaceous marine fossils that have ever been found anywhere in the world.† (Everhart, #1). These fossils, though interesting and vast, have pointed a lot of questions to how and when Kansas was under sea level. From my research, I have found that the only explanations to these issues and debates are the discoveries found consisting of both the archaic sharks and plesiosaurs. In my research, the Oceans of Kansas organization for Paleontology has given me more than enough to focus on when depicting out how to correlate our modern logic about how Kansas is mostly a wasteland to when it used to be an ocean with striving life within. The sharks that have been recently discovered are increasing not only in size, but by type. Mike Everhart, lead Paleontologist of this organization, in April 2002 discovered an extremely large shark called the Cretoxyrhina Mantelli "Ginsu Shark". â€Å"A large lamniform shark found worldwide from Turonian into Campanian time during the Late Cretaceous.   Much the same size as a modern Great White (but not closely related), the Ginsu shark reached lengths of more than 6 meters before becoming extinct about 82 million years ago.

Law School Admissions Essay - The Spirit Lives -- Sample Law School Ad

"Hasta la victoria siempre." (Che Guevara) I want to study law so I can help people with problems in the workplace.   I am unhappy with the decrease in real wages, the huge increase in temporary and part-time employment that includes few or no fringe-benefits, and the continued existence of unsafe work places.   I believe that technological advances are going to continue to put people out of work, perhaps on a massive scale, in the next twenty to fifty years, and that government, business, and workers will have a new opportunity to share the gains in productivity that are to come.   I believe that people have the right to work at a job that allows them to afford to raise a family, live in a comfortable, safe home, and work in a safe environment.   I want to devote my work to improving workers' pay levels, assuring them access to health care, paid vacation time, fair treatment by their employers, and physical safety in the work place.   Increasing the number of safe, well-paid, secure jobs will go a long way towards helping alleviate many of the social ills that are associated with poverty.   Ã‚  Ã‚   I was involved with labor issues at my job at the San Francisco International Youth Hostel, where I worked from 1992 to 1996.   I helped organize a group of workers there to discuss our work place and to smooth out scheduling conflicts between management and our group of workers.   In September 1995, part-time staff's holiday pay was taken away without any discussion at all, and I called the Executive Director of the Company the (The Golden Gate Council) and persuaded her to re-institute it.   I was regularly consulted for my opinion on various wage, hour and working-condition matters.   Ã‚  Ã‚   I have seen how working people organize them... ...ing as a community organizer for a volunteer service-exchange program that benefits seniors and the disabled.   the work I am doing reinforces the goals I have of helping solve problems in the workplace.   At my job here in West and South Berkeley, I have again seen the poverty that a dearth of good jobs breeds in a community.   I want to help raise my community's living standards through a more equitable sharing of the resources we transform in our workplaces.   Ã‚  Ã‚   The last thing I can say about myself is that I am interested in almost everything and hope to learn much more about solutions to social problems, science, questions of spirituality and religion, history, visual arts, music, literature, and the list could go on for a while form there.   The curiosity and interest in knowing about the world is an asset that I will take into whatever endeavor I choose.

The Second Most Powerful Man in Germany Essay -- Heinrich Himmler, Adol

Greed, covetousness, avarice, cupidity; these are what killed Heinrich Himmler, the second most powerful man in Germany to Adolf Hitler during World War II. As the second most feared man in the Nazi regime, (Smith) he could not handle just being the second most; he had to be the most powerful. Himmler was in charge of the SS, SA, SD, Gestapo, and eventually provisional president of the police of Munich. The Holocaust began in Germany in the early 1920s and ended in 1945. The Holocaust caused the death of 6 million Jewish people and 5 million non-Jewish people. At least 1.1 million of that 11 million were children. The SS (Schutzstaffel) was the secret police of the Nazis, Hitler’s bodyguard. By the end of the Holocaust, two thirds of the Jews from Europe were killed by these men. The SA, a force similar to the SS but much less authoritative, was originally led by Ernst Roehm, but Himmler persuaded Hitler to kill him. (Encyclopedia of World Biography) When Roehm was dead, Himmler took authority over his division. The Gestapo was the police force that was in charge of all of the camps. They worked in camps and took the lives of millions of prisoners in the camps that Himmler designed. Even though Himmler had so much power, he constantly wanted more and more, worrying that he would lose supremacy over these divisions, and relentlessly doing anything possible to become the number one most powerful man in this era. Heinrich Himmler was born on October 17, 1900 to the son of a Catholic school teacher. (Encyclopedia of World Biography) He was brought up as a devout Roman Catholic in a close middleclass family. He had two brothers, Ernst Himmler and Gebhard Ludwig Himmler, with Heinrich being the middle child. (Worth) ... ... Oxford UP, 2012. Print. 1917 Conscription Crisis

The year 1917, was a time of worry and despair. As there was not enough people in Europe to fight in the war. Ideas of conscription floated through the minds of members of Parliament. Before WW1 began, the French and the English were already having disagreements over Regulation 17, which was introduced by the Ontario Department of Education in 1913. The French felt they were having their rights taken away and that the English were being strongly favoured. Many French Canadians were beginning to have serious doubts about the need to go and fight against the â€Å"Prussians† Tempers flared at both ends of the school debate. An angry Henri Bourassa declared that the real war was not in Euope but in Ontario. The bitterness towards the English weakened support for the war in Quebec. Men were desparately needed on the battlefield. Prime Minister Robert Borden travelled to Europe to see for himself how the war was going. He knew that there was no way Canada would survive the ewar unless he could get more soldiers. On May 18, 1917, Borden stood up in the House of Commons and announced a new policy of conscription. â€Å"All citizens are liable for the defense of their counrty. And I conceive that the battle for Canadian liberty is being fought on the plains of New France and Belgium.† The year 1917 was a year of worry and despair. Ideas of conscription flowed through the minds of members of Parliament. To most Canadians, anything but complete dedication was unthinkable but not all Canadians reacted in the same matter.
